Timberwood Park Property Owners Association (TPPOA--the HOA/POA) and Timberwood Development Co. (TDC--the developer)
In a typical neighborhood, the HOA/POA participates in the management, operation, repairs, upkeep, maintenance and other business operations of the neighborhood. The HOA/POA is the centralized voice of property owners. Timberwood Park is not/has not been typical, as many property owners have pointed out. Until an agreement was reached in 2001, there was no agreement regarding turnover of the management of the neighborhood.
TDC—our developer, has a sales office located off Blanco and Midnight, and a main business office on San Pedro off the S281 Brook Hollow exit. Currently, TDC manages the $217.00 maintenance/assessment fee you pay each year, how that money is spent, as well as maintains the common areas of our neighborhood. 2010 is the last year that TDC will manage our neighborhood. During this year, the neighborhood will be undergoing transitional changes associated with the turnover of management to TPPOA.
TPPOA—our neighborhood association, has a business office located at the corner of Borgfeld and Timberline. Turnover will occur on or before January 1, 2011, and at that time TPPOA will become responsible for the management of the neighborhood.
Things you can count on happening as turnover occurs, each of which we will continue to expand upon in upcoming issues of our neighborhood newsletter for further clarification:
- There will be a resignation of the existing officers and board members of the current TPPOA.
- There will be an election held with voting by all property owners to determine a new board of directors (referred to as “directors”) who will be tasked with the oversight of Timberwood Park. These directors will be seated as volunteers in the community and be resident property owners of Timberwood Park
- There will be a set of by-laws and operational documents created as part of the turnover requirements
- There will be employees to ensure day-to-day operations will be met and carried out.
If you perhaps think an association doesn’t provide you with much of value… please give thought to what not having one may do to one of the largest investments you make in your lifetime---your property and home. Your property owners association provides continuity and consistency which can lead to maintaining neighborhood property values, the aesthetics of the neighborhood in which you live, solid resale potential as a result of attractive appearance, and potential upscale appeal to those interested in purchasing in Timberwood Park. It provides solutions to deed restriction violation issues, becomes a voice for property owners to be heard as a collective group on larger and smaller community issues, and typically maintains the commonly owned areas of the neighborhood/development.
We ask for your participation, we seek to hear your comments and concerns, and we want to know what you think as we continue to plan for the long-term future of our neighborhood. Without participation from our residents we cannot make well rounded decisions.
